The villa is right on the beach, you are in the middle of all action. The rooms are very large and really cozy, they also have a pristine pool if you wish to use it. But I liked the staff the most! I actually rented a motorbike and I had a small crash, surprisingly they were a lot more interested in my well being than the damage I did to the motorbike. Lovely people. They were very fare in assessing the damages. They accepted for us to have a longer check-out (by six hours) for 200 THB per hour, they found a speed boat when we left. Anything we wanted, they found a way. Special mention of the woman at the reception Anii (Anyy, Honey I'm not sure) who was always there to check all is perfect. A big thank you, we'll be back!

The place really exceeded our expectations. It was spotless and had all the facilities. The owners were friendly. They also facilitated pick-up and drop from the pier. They helped us to get a scooter as well.

非常精致漂亮的民宿，房间很大很干净，设施齐全。院子中心是一个游泳池，我们住的两室一厅，因为我妈妈腿不太好，Neang（可爱的管理人）给我们预留了ground floor的房间，我妈妈出入非常方便。我们的房间能住六个人，浴室床单都很干净，非常不错的地方，周围有7-11，各种餐厅，离海边仅步行十来分钟。非常推荐，下次来芭提雅还是会住在这里，也给各位中国朋友们强烈推荐！

This is best spacious property with all amenities except washing machine. We get large flat tv smart with all access to apps in hall and a led tv smart in bedroom as well. Centralized air conditioning, fridge, dish washer, stove gas, sofas, fan, wine glasses, glasses, all kitchen items. Host is best lady supports everything we need, levels there but all have lift service. Location is best to go spa, bars, 7/11, 2km to walking street. Value for money. Thanks again

Big rooms, great management and staff

The bed is really comfortable compared to other hotels way more expensive. The staff is really lovely, the room was spotless, the balcony spacious, great area between Pattaya and Jomtien. I really want to thanks everyone at Beach&Hills. 100% recommended
